How Tennessee tax sales work

Tennessee is a redeemable deed state: the winning bidder receives a deed to the property, but the owner can still buy it back (redeem) for a set period by repaying the bid plus a statutory premium or penalty.

How the auction is won: Court sale, highest bid. Maximum interest or penalty: 12%/yr on price. Redemption period: Up to 1 year (90-180 days for long delinquencies).
