How Arizona tax sales work

Arizona is a tax lien state: at the sale, investors buy a lien (certificate) on the property rather than the property itself. The owner can pay off the lien with interest or penalty during the redemption period; if they don't, the certificate holder can eventually seek a deed.

How the auction is won: Lowest rate. Maximum interest or penalty: 16%/yr, bid down. Redemption period: 3 years, then until deed (suit by year 10).

Recent change (Laws 2026 ch. 256, June 22, 2026): Court-ordered excess proceeds sale when property likely sells for more than $2,500 above the debt; owner gets remaining proceeds.
