How Connecticut tax sales work

Connecticut is a redeemable deed state: the winning bidder receives a deed to the property, but the owner can still buy it back (redeem) for a set period by repaying the bid plus a statutory premium or penalty.

How the auction is won: Highest bid. Maximum interest or penalty: 18%/yr on price. Redemption period: 6 months (60 days if abandoned).

Sources: Conn. Gen. Stat. §12-157

Before you bid

  • Confirm the date, registration deadline and deposit on the official page.
  • Lists shrink as owners pay; check the final list the day before.
  • Research title, liens and occupancy, and talk to a local attorney.

Laws, dates and terms change, so confirm everything with the county, the trustee or sheriff running the sale, and a licensed attorney before you bid.
